Naples Real Estate - Inventory Decreased Again 13% in August 2009

The Naples residential real estate market is in an upward trend for the past fifteen months now. In August 2009, the average inventory decreased again 13% compared to August 2008:
  • 9,163 in 08/2009.
  • 10,532 in 08/2008.
The average days on the market (DOM) decreased 21% - 160 DOM in 08/2009 compared to 202 in 08/2008.
For the 12-month period ending in Auguest 2009, the pending sales dramatically increased in all geographic areas. In August 2009, compared to August 2008, the pending sales have increased 87%:
  • 862 contracts in 08/2009.
  • 461 contracts in 08/2008.
For the single-family homes listed under $300,000 the pending sales increased 106%, at the same time the pending sales for condominiums increased 89%.
The overall closed sales increased 38%:
  • 545 closed sales in 08/2009.
  • 395 closed sales in 08/2008.
The closed sales increased in all geographic areas like Naples beach area, North Naples and Central Naples.
